Atlas was selected as the construction manager/general contractor which included Preconstruction services of architect selection, introductions to banking relationships, design evaluation, constructability reviews, value engineering options, budget and schedule development.
The scope included complete site development and new construction of this premium, garage storage condo compound on a 4.75 acre site. It is enclosed in secure fencing with automatic gates and includes individual unit parking, visitor parking, and RV/Boat storage in addition to a vehicle cleaning area and an RV cleanout location.
Construction consisted of all reinforced masonry walls, 5” concrete slab and steel bar joist deck, with a TPO roof system. There are 3 different storage buildings, each with various size garages for purchase. Each garage has its own electrical service, bathroom, 12’ x 14’ overhead door, secure steel entry door and foyer, LED lighting and air conditioning. All units are separated by a 1 hour insulated fire wall. The units are customizable allowing owners the option to add lofts and various other finishes to upgrade their individual space.
Additionally, there is a club house with laundry and kitchen facilities to accommodate meetings and gatherings, and is even set up with glass overhead doors so a car can be displayed, just as at a dealership.
