Venice YMCA Sky Academy
Renovation of the old 7,500 sf multipurpose building with the goal of building a 15,000 sf, two-story new charter school within a strict construction budget of $1.5 million.
After thorough evaluation, it was determined the concrete slab and a portion of the exterior masonry walls could be salvaged, cutting costs. The initial estimate was $1.9 million based on schematic plans, MEP and structural narratives, making it $400,000 over budget. Value engineering was conducted on every building system to identify additional cost-efficient means and methods of construction, resulting in keeping the project below the $1.5 million budget and allowing for the second floor.
Construction logistics were challenging with only 10’ between the gymnasium, swimming pools and day care facility which remained fully operational. To ensure public safety, a fully lit tunnel scaffolding was erected and maintained throughout for adequate walkways protection and full height screening was installed around the facility to keep debris from falling into the public walkway. Material deliveries were coordinated with YMCA staff so as not to disrupt bus and pedestrian traffic during busy hours.
